Is there a need for POA/ Board Resolution/ Shareholders Resolution?

If shareholder, buyer, seller or anyone involved in the buying or selling of property is not present, a POA / Shareholder / Board resolution must be presented. Documents must mention buying, selling, transferring, and or Gifting, receiving the gift of property.
