Dubai Land Department Fees: (Manager’s Cheque addressed to “Dubai Land Department”)
2560AED if valuation is less than 2,000,000 for Apartment/Villa/Unit
2410AED if valuation is less than 2,000,000 for Land
or
0.125% of the value if the valuation is more than 2,000,000
+ 560for Flat/Apartment or 410for Land
Registration Fees(Plus 5% VAT effective January 1, 2018):
If the valuation is less than 2,000,000 AED: 2,000AED + 100 AED = 2,100 AED
If the valuation is 2,000,000 AED and more: 4,000AED + 200 AED = 4,200 AED
Requirements:
o Original Certificate of Ownership (Title Deed)
o NOC from developer
o NOC from Land Department *if a company is involved
o Applying for Valuation Certificate
o Proof of relationship:
For Husband/Wife:
Contract of the marriage: Attested from the UAE Embassy – country of origin and attested in Dubai Ministry of Foreign Affairs then legally translated in Arabic
NOTE:
Attestation of Contract of Marriage validity will only be 1 year from date of attestation. If expired, must renew attestation in Ministry of Foreign Affairs
For Parent/Child:
*Certification of birth: Attested from the UAE Embassy – country of origin and attested in Dubai Ministry of Foreign Affairs then legally translated in Arabic
o Passport, if resident: visa page and Emirates ID, if non-resident: Date of Entry (Grantor and Grantee and or POA)
o For Locals, must provide NOC from Dubai Court
o Original power of attorney in Arabic (if applicable; must mention property Gifting / Receiving Gift)
Note:
POA validity 2 years for both Grantor and Grantee
*all signatories must present original Passport, Visa and Emirates ID
